A carriage home, sometimes called a coach house, is a complete, self-contained second dwelling on the same lot as your main house. Its own entrance, its own kitchen, its own bathroom and living space. Unlike a secondary suite tucked inside the main home, a carriage home stands on its own.

That independence is the point. It's private enough for a tenant, comfortable enough for aging parents or adult kids, and flexible enough to change roles as your family does. One property, two homes, and a smarter use of land you already own.

The rules changed. More properties qualify than you'd think.

Recent provincial housing legislation opened the door to carriage homes and suites on far more lots across BC than even a couple of years ago. But what's allowed still comes down to your specific property and municipality, and the details vary from one lot to the next. Carriage homes go by many names: laneway home, coach house, garden suite, or ADU. Same idea, and the same rules apply.

Build cost depends on size, site and finish. We'll give you a real range once we've seen your property. But there are other costs most homeowners don't see coming, and we'd rather you hear about them from us up front.

Development cost charges and permit fees. Municipalities charge fees on new dwellings, and for carriage homes these can be substantial. Often more than people expect. They're calculated differently in every city, they change over time, and there are sometimes incentives or reductions that come and go.

What's the difference between a carriage home and a secondary suite? +
A carriage home is a detached, self-contained dwelling on your lot. Its own building, entrance, kitchen and bath. A secondary suite is a self-contained space within your main house. In most cases a property can have one or the other in addition to the main home, not both. Which one suits you depends on your lot and your goals.
How do I know if my property qualifies? +
It comes down to your zoning and lot, but here's the good news: recent provincial housing changes opened the door to carriage homes and suites on far more properties than before. Many lots that didn't qualify a couple of years ago do now. The details still vary by property and municipality, so the fastest way to know is to send us your address. What will it actually cost? +
We can't price a build from a driveway conversation, but we can give you real ranges. Complete carriage home projects start around $325,000 all-in. A 1-bedroom typically lands between $350,000 and $425,000; a 2-plus-bedroom between $450,000 and $550,000+. All-in means everything. Design, permits, city charges, construction, and move-in ready. Your lot decides where you land in that range: slope, servicing and your city's fees all move the number. Can I rent it out, or Airbnb it? +
Long-term rental is a common and straightforward use. Short-term rental (like Airbnb) can be possible with the right zoning and a business licence, but the rules vary by municipality and change over time. We'll confirm what's currently allowed on your specific property during feasibility.
Do you build carriage homes outside Kelowna? +
Yes. We build across the Central and North Okanagan. West Kelowna, Vernon, Coldstream, Lumby and the surrounding areas. Each municipality has its own rules on size, height, parking and setbacks, and we handle those lookups for you.
